Between homes in Bournemouth: bridging the gap

Between homes in Bournemouth after a broken chain, a renovation or an insurance claim? How a monthly serviced apartment covers the gap, and what to check first.

Being between homes is a timing problem, and a serviced apartment is the most flexible fix. When a completion date slips, builders overrun or an insurance claim makes your house unliveable, a furnished apartment by the month covers the gap without a tenancy, and after the first month the booking can move with your dates.

This guide covers the usual reasons people in Bournemouth, Christchurch and Poole end up between homes, how a monthly stay works for each, and what to check before you book.

Why do people end up between homes?

Usually because two dates refuse to line up. A sale completes before the purchase, a chain breaks a week before moving day, a renovation runs past its end date, or a flood or fire makes a house unsafe to live in. Each leaves a household with furniture in storage and nowhere to sleep.

Property sales are slower than most people plan for. GOV.UK's guide to buying or selling your home puts the average sale at about five months, and warns that being part of a chain can make it longer. Exchange and completion can move at short notice, which is exactly when a fixed booking becomes a problem.

Renovations have the same habit. A kitchen, a loft or a rewire that needs the house empty often turns into an extra fortnight, and a gap that started as three weeks becomes six. Insurance stays are the least predictable of all, since the length depends on the drying, the repairs and the loss adjuster.

How does a serviced apartment fill the gap?

It gives you a furnished home with the bills paid and no tenancy to sign. At Flexiestays, stays of 28 nights or more switch to a monthly rate covering electricity, gas, water, fibre wifi, council tax, the TV licence, parking and gym access. After the first month, you can extend or shorten with notice.

The Help Centre sets out what is included in the monthly rate: a full kitchen with cookware and crockery, a washing machine and dishwasher, bed linen and towels, an iron and a hair dryer, and a workspace in most apartments. For a family camped between homes, a kitchen and a washing machine matter more than anything else on the list.

The flexibility is the important part. The Help Centre page on extending or ending a long stay early explains that there is no commitment beyond the first month. To extend, you message with your booking reference and new end date, ideally before the current month ends, and the team tries to keep you in the same apartment or one in the same building.

Gaps shorter than a month

Not every gap reaches 28 nights. For a week or two, the nightly rate applies, with automatic discounts on longer bookings and savings for booking direct. The short-term stays page covers weekly bookings, and if the gap grows, the Help Centre explains how to change or extend your dates.

What about insurance stays?

If a flood, fire or escape of water makes your home uninhabitable, many home insurance policies include alternative accommodation cover. Check three things first: the limit on your policy, whether the insurer books for you or reimburses you, and what paperwork it needs. Then book something that can stretch if the repairs do.

Insurers and loss adjusters generally want receipts. The Help Centre page on long-stay payments, deposits and invoices confirms that every payment comes with an invoice, VAT invoices are available on request, and monthly stays are billed in advance with the amount shown before you pay.

Keep a simple log of dates and payments from the first night. Repairs rarely finish on the day first quoted, and a clear record makes each extension easier to agree with the insurer.

If a pet is part of the household, read the Help Centre's page on pets and assistance dogs before booking, and mention the animal when you enquire.

Where should you stay while you wait?

As close to your normal life as the options allow. If the children's school, your office and the house under repair are all in one part of the conurbation, the commute from the stay should not add a new problem. Flexiestays' own buildings are in central Bournemouth, mostly on and around the West Cliff.

From there, the town centre and the seafront are on foot, and Poole, Boscombe and Southbourne are a bus or short drive away. The Bournemouth Guide's neighbourhood guide describes each area, and our own where to stay in Bournemouth compares them in more detail.

For a stay that runs into months, the Bournemouth Guide's long stays guide covers the practical side: where the big supermarkets are, laundry, and how to see a GP as a temporary patient if you have moved across town. If you are unsure whether an apartment or a hotel suits your household, aparthotels compared with hotels sets out the differences.

What should you check before you book?

Four things: the realistic length of the gap, who is paying, what you need to bring and how much notice you must give to leave. Answer those before booking, and the stay can follow the dates rather than fight them.

  • Length. Take the date you have been given and add a margin. A monthly booking that ends early with notice is simpler than a short one that has to keep being extended.
  • Payment. If an insurer or employer is paying, agree who books and what invoice they need. Employers can book and pay on behalf of a guest.
  • Belongings. The apartments are fully furnished, and the Help Centre asks you to request permission before bringing your own furniture or equipment. Put larger items into storage.
  • Leaving. The notice period for ending early is in your booking confirmation. The deposit is returned after check-out, less any damage or extra cleaning.

Frequently asked questions

Book somewhere flexible for the gap rather than signing a tenancy. A serviced apartment of 28 nights or more moves to a monthly rate with the bills included, and after the first month you can extend or end the stay with notice, so the booking can follow the completion date as it moves.

Many buildings and contents policies include alternative accommodation cover when a home becomes uninhabitable after an insured event, but limits and conditions vary. Ask your insurer or loss adjuster before booking whether they book directly or reimburse you, and what documents they need. Flexiestays issues an invoice with every payment.

The apartments come fully furnished, with a full kitchen, linen and towels. The Help Centre asks guests to request permission before bringing their own furniture or equipment, so most people put larger belongings into storage for the gap.
