Three towns you can run a project from

Bournemouth is two hours from London Waterloo by train and twenty minutes from its own airport, and small enough that a team can walk from the seafront to the town centre in ten minutes. The Lansdowne district holds the university and most of the office towers; the digital and creative economy is spread through the town centre and Boscombe; the hospitals, the BIC and the Aviation Park at Hurn each bring their own contractors and visiting staff. For hotels and property owners

Flexiestays is a booking platform, not a management company. You keep running the property exactly as you do today, your team, your housekeeping, your check-in, and we bring the guests: direct bookings, corporate and long-stay accounts, and the winter demand a leisure hotel cannot find on its own.

What we list

  • Hotels, aparthotels, guesthouses, B&Bs, serviced apartments and holiday lets anywhere in Bournemouth, Christchurch or Poole, with the licences and safety certificates the law requires.
  • Accurate content: room types, photographs, amenities, check-in times and a cancellation policy, kept up to date.
  • Rates in pounds sterling, no higher than the public rates you show on other channels. Your own website, loyalty scheme and email offers are exempt.
  • You run the property

    Your team, your housekeeping, your check-in, your house rules, exactly as today. Guests message you through the Flexiestays chat and you answer them. Our team supports you, but does not operate, clean or staff the property.

  • We bring the guests

    Bookings from flexiestays.com, our direct-booking platform, plus the demand a single property cannot reach on its own: corporate and contractor accounts, relocations, long stays and match-day and midweek trade through the winter.

  • One commission, on completed bookings

    No listing fee, no subscription. Flexiestays collects the guest's payment as merchant of record, deducts a single commission (VAT is charged on the commission only, never on the booking) and pays you the balance by bank transfer within 14 days of check-out. Booking history, payment status and remittances sit in your Owner Dashboard.

  • Plain, non-exclusive terms

    List anywhere else you like. Instant Book or Request-to-Book, your choice of a Flexible, Moderate, Strict or custom cancellation tier, a six-month initial term that then rolls monthly on 30 days' notice. Guest details are shared only to fulfil the booking. Reviews are published and never incentivised.

  • Through Bakuun

    Bakuun is a B2B travel platform whose connectivity hub links a booking channel to more than 210 channel managers and property systems through one connection. If your property runs on a channel manager such as SiteMinder, Cloudbeds, Guesty, Hostify, Lodgify or SuperControl, Flexiestays connects to it through Bakuun: rates and availability update automatically, and bookings land in your system.

    Roibos is a B2B hotel distribution marketplace where hotels and distribution partners contract directly, without intermediaries, and the hotel keeps control of rates and inventory in real time. A hotel already on Roibos adds Flexiestays as a distribution partner from its own dashboard.

    No channel manager? Manage rates, availability and closed dates yourself in the Flexiestays Owner Dashboard, or sync an iCal feed, and block any date sold elsewhere within two hours. Bookings arrive by email and in the dashboard. Suits small hotels, guesthouses and single apartments.

How to list

Email partners@flexiestays.com with the property name and address, the type of property and its room types, whether you use a channel manager and which one, and when you could go live. The team sends the standard agreement, sets up the connection through Bakuun, Roibos or the Owner Dashboard, and checks the listing with you before it goes live. Winter is when new listings earn their keep, so the sooner a property is connected the better.

Questions employers and owners ask

Tell the team the dates, the headcount and roughly how long the project runs. They come back with availability across the 8 hotels and a rate for the length of stay; bookings are then invoiced to the company, VAT itemised, with one point of contact for changes. Nothing, and it commits you to nothing. Partnership means your bookings come first: a negotiated rate card, priority availability including peak season, a named account manager, consolidated monthly billing and Flexie Perks discounts for every member of staff who stays. You can send one colleague on a trial stay before deciding.

From a week to a year. Stays of 28 nights or more count as long stays and move to monthly pricing with bills included. Extensions are handled through the team rather than by rebooking, so a project that overruns does not mean moving out.

No. Flexiestays is a booking platform and distribution channel, the way Airbnb or Booking.com are. You run the property with your own team, your own housekeeping and your own check-in. Flexiestays markets it, takes the booking, collects the payment and supports you; it is not a party to the stay itself.

You do, through the Flexiestays chat, from the booking confirmation to check-out. Our team supports you and steps in on payment questions, cancellations and platform matters, and investigates any material complaint in good faith with you.

A single commission on completed bookings and nothing else: no listing fee and no subscription. VAT is charged on the commission only, not on the booking. The commission is deducted at source and the balance is paid to your bank account within 14 days of the guest's check-out, with a VAT statement in the Owner Dashboard. If a booking is cancelled and fully refunded, no commission is due.

No exclusivity: list on any other channel you like. The one condition is rate parity with your public channels: the rate on Flexiestays is no higher than the best public rate for the same room, dates and conditions elsewhere. Your own website, loyalty programme, email-only offers and members-only rates are outside that.

Three ways. Through Bakuun if you use a channel manager or PMS (one connection reaches more than 210 systems); through Roibos if you already distribute through that marketplace; or directly in the Flexiestays Owner Dashboard, with an iCal feed if you have one, for properties without a channel manager.
